What I've Learned About New Construction From Working Alongside a Luxury Builder (Who’s also my husband.)
One of the questions I'm asked most often is whether buying a new construction home is easier than purchasing a resale home.
In many ways, it can be. You have the opportunity to personalize your home, enjoy modern finishes, and move into a space that's never been lived in.
But after years of helping clients purchase new construction and through my husband's work as a luxury home builder and developer, I've also learned that there are details many buyers don't discover until they're already deep into the process.
Model Homes Are Designed to Inspire
Model homes are beautifully curated because they're meant to showcase what's possible.
Many of the finishes, built-ins, lighting packages, and design features you see may be available as upgrades rather than standard selections. Before falling in love with a model, I always encourage buyers to review what's included in the base price and what has been added as an option.
Having those expectations early makes the decision process much smoother.
Understanding What "Custom" Really Means
Not every new construction home follows the same process.
Some builders offer a fully custom experience where every detail is designed around your vision. Others provide thoughtfully curated floor plans with a selection of finishes and design packages.
Neither approach is better than the other. It simply depends on the level of personalization you're looking for and how involved you'd like to be throughout the build.
A New Home Should Still Be Inspected
One of the biggest misconceptions is that a brand-new home doesn't need an inspection. Many unrepresented buyers will rely on builder “quality checks”, warranties, and gaurantees but i will always encourage clients to get their home inspected by a third party inspector.
Even beautifully built homes benefit from an independent set of eyes before closing. An inspection provides peace of mind and gives buyers the opportunity to address any items before they move in.
There May Be More Flexibility Than You Think
While builders don't always adjust the purchase price (they often don’t want to effect their comps in the development,) there can be opportunities elsewhere.
Design upgrades, appliance packages, landscaping, window treatments, or other builder incentives may be available depending on the community, inventory, and stage of construction.
Understanding where those opportunities exist is an important part of the conversation.
Build Timelines Can Change
Construction is a process with many moving parts.
Weather, permitting, inspections, material availability, and scheduling can all influence completion dates. Keeping flexibility in your moving plans helps make the experience much less stressful if the timeline shifts along the way.
