How I Host the Perfect Open House

I have a philosophy that an open house should feel like more than just a showing

A successful open house begins long before the first guest arrives.

Every detail should be intentional—from fresh flowers and carefully selected music to opening every blind and filling the home with warm, inviting light. Even subtle touches, like fresh coffee, champagne, or a signature candle, help create an atmosphere that feels welcoming the moment someone walks through the door.

But for many of my listing, I like to take it a step further.

Depending on the property, I'll often have the open house catered or bring in a live musician or DJ to help set the mood. The goal isn't simply to showcase a home—it's to create an experience.

The best open houses become events people genuinely look forward to attending.

They give buyers the opportunity to imagine hosting friends on the patio, celebrating holidays with family, or enjoying a quiet evening in a space that already feels like home.

Because while buyers certainly notice square footage, floor plans, and finishes, it's often the feeling they leave with that stays with them the longest.

That's the difference between opening a front door and creating an experience buyers won't soon forget.

While relatively few buyers ultimately purchase a home they first discover through an open house, more than half of buyers attend open houses as part of their search, making them an important opportunity to experience a home in a way photos simply can't replicate.

The best open houses don't rely on chance.

They're carefully planned experiences that create emotion, encourage conversation, and leave buyers remembering not just the home—but how they felt while they were there.
